Picture Perfect is committed to providing a quality inspection and analysis of home components that include: Foundations/Basements, Structural Framing, Roofing, Electrical, Plumbing, and HVAC systems.  Subcomponents that are inspected include: Plumbing fixtures, Doors/Windows, Walls/Ceilings, and Appliances. Any item that would be considered a safety concern will be identified.

Home inspection reports follow ASHI (American Society of Home Inspectors).

Home inspections usually last 2-3 hours depending on the size of your home.  Reports are delivered same day via email to all parties and hard copies to follow by mail. Your report will also include photos depicting the property characteristics.  Inspection appointments can be made 7 days a week for customer convenience.

Home Sellers “Pre-Listing Inspection” - Having a home inspection is the perfect opportunity to make sure you as a seller are not blind sided by some unseen defect of deficiency before a potential buyer comes knocking.  Make sure all building systems are inspected and functioning properly.

EIFS (Synthetic Stucco) Inspection

Picture Perfect is certified to inspect properties that are constructed with EIFS or synthetic stucco.  EIFS material is a good product that adds R-value to a building as long as it is properly installed.  EIFS reports provide a guide for local contractors to make repairs if necessary. ENVIRONMENTAL SERVICES

Homes built prior to 1978 have the potential to contain asbestos building materials or lead based paint.  Picture Perfect personnel are certified inspectors and can test any suspicious components.

The drinking water supply in Memphis is the best in the country. It has to travel through numerous pipe systems to enter your home.  Some pipes contain lead solder or in older homes lead piping. Picture Perfect personnel can test your drinking water to ensure no lead levels exceed the EPA guidelines of 15 ppb.

Radon Gas can seep into your home through foundation cracks or basement/crawl spaces.  Radon is classified as a carcinogen and can be tested in your home to ensure radon levels do not exceed EPA levels of 4.0 pCi/L.
